Party Walls and Neighbourly Issues

Are you intending to undertake any building works, such as:

  • New Boundary walls.
  • Underpinning Existing property.
  • Remove Chimney Stacks.
  • Repair an existing party wall.
  • Excavate in close proximity to a neighbouring property (within 3 or 6 metres).
  • Temporary expose a party structure to the weather .

If so you will need to comply with The Party Wall Ect Act 1996
A.B.C. Surveys Ltd will:

  • Check you proposals and plans for building works required.
  • Liaise with architects/ engineers and surveyors as appropriate.
  • Prepare & serve notices with explanatory letters.
  • Act as Building Owners surveyor or if jointly appointed the agreed surveyor.
  • Prepare schedules of condition.
  • Prepare Party Wall Award
  • Manage the process from conception to completion.

Adjoining Owner

  • Have you heard from a neighbour that the wish to undertake relevant work and seek you permission
  • Received a written notice from your neighbour or his/her surveyor
  • Discovered your neighbour is undertaking relevant work without informing you.

If so Contact us and we will.

  • Advise you on your options.
  • Respond to the neighbour on your behalf.
  • Act as Adjoining Owners surveyor or Agreed surveyor
  • Check or prepare a schedule of condition.
  • Examine the neighbours proposals in detail and consider implications.
